3,132 Square Feet of Living Space because:
In speaking with the appraiser, the Georgia rules for living square footage say that if a level is below grade, it doesn't count as "Living Area". Now in this type of architecture where the home is built down the hillside (VERY unusual), the normal rules imposed on the house misrepresent it. In the case of this house, we have a full three floors and under the bottom floor is a crawl space. For that reason, it is our opinion that this home has a square footage of 3,132 square feet on the three main levels of the home plus a crawl space under the bottom floor.
