FMLS is 1 of 2 multiple listing services in metro Atlanta. However, FMLS is the main MLS in the north
Atlanta area. It is a HIGH cost MLS for agents since subscription is per sale at the rate of $1,200 per $1,000,000 of sale price. All major agents use this service but a lot of small brokerages do not. Agents are entitled to 25 professional photos, a Slide Show and a Virtural Tour. We Do!

GaMLS is 1 of 2 multiple listing services in metro Atlanta. However, GaMLS is the main MLS in the
south Atlanta area. It is a LOW cost MLS for agents since subscription is only $20 per month TOTAL for all agent listings. All agents use this service. We Do!
Realtor.com gets it’s feed of properties automatically from the two MLS’s mentioned above.
However, only a few agents will pay the extra to have an ENHANCED presentation of the property on the website which influences how much information is given and PLACEMENT of the property. We Do!
Trulia.com gets it’s feed of properties automatically from the two MLS’s mentioned above. If your property is listed, it is in this website.
Zillow.com gets it’s feed of properties automatically from the two MLS’s mentioned above. If your property is listed, it is in this website.
It should be noted that Zillow has it’s Zestimate that is notoriously and
ALL listings are on ALL brokerage websites since they feed directly from the MLS’s. Typically these sites are updated no less than once a day.
Then there are lots of other websites that pick up listings but they are not very good at updating and frequently have incorrect or even misleading information on properties. They are free to the agents and the value is marginal.

This is an expensive, dedicated, multipage (50 pages at this writing) website on the property that is linked (wherever possible) in all other advertising. This has our names on it to provide acontact for a Buyer to call for more information. Over the course of it’s life of creating and updating, it’s cost will typically be $4,000 - $6,000. We seem to be the only agents that have this type of website.
This is an identical website that is UnBranded (i.e. it does not have our name on it) that we provide to Buyers agents who want to tell their Buyers about yourproperty but do not want to promote Jim Gibson and Lisa Bond. Unlike many agents who want to keep the total brokerage fee, we want to encourage other agents to bring their Buyers to your property. The cost of this site is much lower since is is mostly a duplicate of the branded site. However, over it’s life, it will still be maybe $1,000 - $2,000 for a typical Luxury home.
To better portray Luxury property, it is a must to give a potential Buyer as much information as possible. This includes as much video work as possible. Video is expensive. First it has to be shot and then there is the post production editing of the video to make it presentable. There are a lot of hours involved by us to direct what we want in the video and to assist in the editing to final form. The cost of a good video is $500 to $1,000 or so. Additionally, we own a GPS driven drone for our aerial video work. This cost us about $2,100 all in. These videos are very useful to prospective Buyerrs to fully understand the property prior to commiting themselves to a trip to come see the property. We post these on YouTube.com because Google owns YouTube and links to YouTube videos in the website cause the website to be ranked higher.
We use professional level photography on ALL of our listings. This is both outsourced (at a typical cost of $300 or so for the main 25 photos and we do professional level photography ourselves utilizing about $5,000 of camera and video equipment.
The bottom line is that marketing your property properly is both time consuming and expensive if it is to result in the best exposure and sale of your property. Look at all the places we advertise and extra internet (our websites) and videos we do that most agents do not do and it's easy to see how we achieve our very impressive results.
